Single family home sales in Santa Monica more than doubled in November 2012 compared to the previous month (from 15 to 31 homes), up 63% from the previous year. Condo sales also increased 41% from the previous month. Average sale prices fell across the board in Santa Monica with condos and single family homes. The
September was a great month for Santa Monica with 24 single family homes sold, up 9% from last month and 26% over last year in September 2011. This is surprising because sales volume is down in most markets due to inventory shortages. Additionally there were 27 condos sold which is down from last month’s 37
The Santa Monica real estate market has been fickle most of this year, with up and downswings constantly moving. August 2012 was no different. Volume of both single family and condo product was up double digits over last month. Average prices however, were down in both categories when compared to July.
Santa Monica had a strong month for housing in July. Single Family home volume was down, but was only 4 shy of June, whereas condo volume was constant. Prices rose across the board. Santa Monica’s desirability and high price points often times can affect the market fluctuations in that this market does not move like or along with most other markets.

The number of single family homes and condos sold in Santa Monica CA during May 2012 remained relatively flat, compared to the previous month and May 2011. Average home prices rose to almost $2.4 million while average condo sales price almost reached $900k.
